A different approachNot every home sells the same. And not every agent approaches it the same.

Selling requires more than exposure.

It requires a clear understanding of the home, the market, and the buyers most likely to see its value. It's about strategy, positioning, and execution, done right from day one.

Inside, I'll walk you through how I prepare, position, market, and protect a listing from our first conversation through closing.

The goal is not to simply put your home on the market. It is to create the strongest possible path toward your next move.

    Danielle Jarman

    Real Estate Solutions Advisor

I like real estate problems. The straightforward sales, the complicated ones, and the homes that didn't sell the first time.

My background spans foreclosure defense, property management, acquisitions and pricing. That mix taught me to look past the listing photos and into what really decides how a sale goes: the numbers, the contract and the pressure points most sellers don't see coming.

Today I help Northeast Florida homeowners price with intention, prepare what matters and negotiate from a clear plan. You'll get straight answers, steady communication and someone paying attention the whole way through.

Strategy over guesswork. Clarity without pressure.

    04 Three sellers. Three strategies.

    Strategy, in Practice

The right solution begins by identifying the actual problem.

Expired listing → Sold at 98% of list price

Property had been on the market before without success. We repositioned it with a pricing strategy based on real-time market data, and once priced correctly, it went pending in 25 days and closed at 98% of list price.

Struggled to sell → Sold in 49 days

This home faced two challenges: pricing and condition. We tackled both by strategically selecting the repairs that mattered most, coordinating contractors who could be paid at closing, and pricing the home based on current market data.

Challenging situation → Homeowner sold with certainty

Homeowner was under mounting pressure from outside offers and conflicting advice. Timing mattered, but so did protecting value. We stepped back, reviewed real market data, and mapped multiple paths before choosing a strategy that fit their timeline.

05 Part two · Planning the move

Your Move Is the Bigger Picture

When selling one home is connected to purchasing another, the order and the timing matter.

The next question is not just where

Should you sell first, buy first, or coordinate both?

The right sequence creates more options and fewer surprises.

    Sell First? Buy First?

The right order depends on your finances, timing, and tolerance for risk.

    01

    Sell first

    Greater financial certainty

Best when you need the equity for your next purchase, want to avoid carrying two homes, or need a firm budget before buying.

    02

    Buy first

    More control over the move

Possible when you can qualify while carrying the current home and value the flexibility to move before preparing the property for sale.

    03

    Coordinate both

    Align the contracts strategically

Leasebacks, extended closings, bridge financing, or sale contingencies may help connect the two moves when market conditions allow.

A coordinated plan protects both transactions and the life happening between them.
"There is no universal right answer. There is a right plan for you."Danielle Jarman

    Two Transactions. One Connected Strategy.

A successful simultaneous move depends on what happens before either contract is signed.

Build the plan before the pressure

    Know the numbers

Confirm buying power, estimated net proceeds, and cash reserves. Review financing options early.

    Choose safeguards

Consider contingencies, a leaseback, an extended closing, or flexible possession when appropriate.

    Plan the backup

Plan housing and storage. Build in room for timing changes before they feel urgent.

    My role

Keep both sides moving without losing sight of the decision that matters most to you.

I manage communication, deadlines, and strategy among your lender, title team, other agents, and both contracts, ensuring that you stay informed throughout the entire process.

    06 The approach

Every Home Has a Story. Its Strategy Should Reflect It.

Selling well takes more than putting a home online. It takes thoughtful positioning, informed decisions, and a clear understanding of what matters most to you.

    Personalized strategy

    • Customized plan for your goals and timeline
    • Analyze real-time buyer behavior, not just past sales
    • Tailored marketing campaign

Because your situation deserves more than a one-size-fits-all plan.

    Expert guidance

    • Proven negotiation skills (CNE®)
    • Guide you through each decision with clarity and context
    • Anticipate challenges before they become problems
    • Support you through complex situations, not just the transaction

Especially when timelines, finances, or life changes are involved.

    Maximizing value

    • Identify updates that actually impact your bottom line
    • Strategically position your home to create demand
    • Use data, exposure, and timing to strengthen strategy and final outcome

Because maximizing value starts before your home ever hits the market.

    Stress-free process

    • Step-by-step guidance, so you know what's next
    • Handle the details so you don't have to
    • Keep communication consistent, proactive, and transparent

So you feel confident, not overwhelmed, throughout the process.

    What this means for you

Fewer surprises. Better-informed choices. A strategy designed to protect your time, equity, and peace of mind.

A Clear Plan. A Confident Outcome.

Every successful sale follows a strategy, not a sequence of random steps. It is the connected process that prepares the home, creates demand, measures the response, and protects your interests through negotiation and closing.

    1 · Preparation & positioning

We prepare your home to hit the market with intention.

    • Strategic pricing based on current market conditions
    • Pre-listing preparation and positioning
    • Professional media (photos, video, floor plans, 3D tours, etc.)
    • Listing details and presentation finalized before launch

    2 · Strategic launch

Your home is introduced to the market with impact.

    • MLS listing with full seller review prior to going live
    • Targeted digital marketing campaigns
    • Syndication across major platforms (Zillow, Realtor.com, etc.)
    • Launch strategy designed to attract early attention

    3 · Demand & exposure

We actively create demand, not just wait for it.

    • Targeted outreach to agents with active buyers
    • Promotion across social and buyer networks
    • Buyer activity tracking and engagement monitoring
    • Strategic adjustments based on real-time response

    4 · Negotiation & close

Every step from offer to closing is managed with strategy.

    • Offer review with clear comparisons and guidance
    • Negotiation strategy tailored to your goals
    • Coordination of inspections, timelines, and key milestones
    • Proactive communication to keep everything on track
    Running through every stage

Weekly reporting · Clear recommendations · Defined decision dates

You will know what is happening, what it means, and what I recommend next.

    07 Pricing for momentum

Price Is a Position, Not a Promise

Choose the position intentionally. Define the decision points in advance.

Buyers compare your home with what they can purchase right now. The right position considers current competition, pendings, closed sales, expired listings, condition, location, incentives, and the direction of the local market.

    Three intentional positions

    01 Momentum

    Compete strongly. Create early attention.

    Tradeoff

More competitive position with less room to test a higher price.

    02 Market

    Follow the closest current evidence.

    Tradeoff

Balanced position with a defined review date.

Set the evidence that will trigger a change
    03 Aspirational

Test the upper edge of market support.

    Tradeoff

Higher risk of slower activity or later reductions.

Ask firstWhat will we learn? How long will we test? What triggers a change?
    Important distinction

Market value is not created by the list price.

The list price positions the home so buyers can respond to the value they perceive.

The Market Response Becomes New Evidence

Different patterns point to different places to investigate. Start with the pattern, then test the likely causes. When price and presentation are supporting buyer urgency, protect momentum and negotiate from strength.

    1Low views + low showings

The listing may not be earning enough attention.

    INVESTIGATE

Search position · first impression · price bracket · listing completeness

    2High views + low showings

Buyers may be curious, but not convinced.

    INVESTIGATE

Price · photos · condition signals · location objections · showing access

    3Showings + no offers

The experience may not support the perceived value.

    INVESTIGATE

Repeated feedback · condition · layout · competition · cost to own

    4Offers + no agreement

Interest exists. The gap may be in terms or risk.

    INVESTIGATE

Flexibility · financing · concessions · timing · negotiation strategy

    5Contract + cancellation

Identify the exact breakdown before returning to market.

    Inspection · insurance · appraisal · title · communication

A failed contract may require a different solution than a listing that never received an offer.

We do not chase every reaction. We respond to patterns.

You receive context, a recommendation, and the reasoning behind it, ensuring that adjustments are intentional, timely, and aligned with your goals.

    08 Presentation + perceived value

Prepare What Matters. Skip What Does Not.

Buyers experience the first image, the photo sequence, the showing, and the total cost of choosing your home over another property.

The launch plan should prioritize changes most likely to improve condition, reduce objections, or strengthen perceived value. It does not mean renovating everything.

    PRIORITIZE

    Changes that remove doubt.

    • Buyer confidenceSafety, insurability, financing, or visible maintenance concerns.
    • First impressionLow-cost changes that meaningfully improve photos or showings.
    • Repeated feedbackUpdates that directly address a pattern, not one isolated opinion.
    • Visible signalsIssues that make buyers assume larger hidden problems.
    Before you spend

We evaluate cost, buyer impact, and likely return, then prioritize.

Edit the Space. Not the Personality.

A well-prepared home helps buyers notice the home, not the distractions.

The four edits that change how a home feels

    01

    Clarify the purpose

Every room should communicate how it can be used. Remove competing functions and confusing furniture placement.

    02

    Improve the flow

Open pathways, reduce oversized pieces, and let buyers experience the home without navigating around belongings.

    03

    Maximize light and scale

Clean windows, balanced lighting, and edited surfaces help rooms feel brighter, larger, and easier to photograph.

    04

    Reduce visual noise

Edit counters, collections, and highly personal items while preserving warmth and enough personality to feel inviting.

    Occupied, vacant, or somewhere between

The staging plan should fit the home, the seller, and the likely buyer.

Recommendations may include simple editing, room resets, selective accessories, or professional staging when it adds value.

    09 Marketing & exposure

Your Home Deserves More Than a Standard Listing.

Zillow Showcase gives eligible homes an elevated presentation designed to attract attention and help buyers explore the property more fully.

    Why it stands out

A more immersive way to experience the home online.

An elevated listing design and priority placement help the property command attention, while high-definition media, a virtual tour, and an interactive floor plan encourage deeper exploration.

How I Find Your Buyer, Before They Find You

Exposure matters. Positioning that exposure in front of the right buyers matters more. Before and during the listing, I use current buyer and listing data to identify where demand is coming from, how buyers are searching, and how the market is responding.

    Reverse prospecting

Identify agents with buyers already searching for homes like yours, and reach out directly.

    Target market insights

Analyze where demand is strongest by price point, location, and buyer behavior, so your home is positioned where it matters most.

    Buyer activity & listing analytics

Track views, engagement, and interest in real time to understand how buyers are responding.

This is how we don't just list your home. We position it to win.

        11 Offer strategy

The Highest Offer Is Not Always the Strongest

Price gets attention. Terms determine how securely you get to the closing table.

When an offer arrives, I translate every term into its practical impact: your likely net, your timeline, and the risk that the contract may not close as written.

        Elements of the offer

        1. Price
        2. Deposit
        3. Terms
        4. Conditions
        5. Inclusions and exclusions
        6. Irrevocable (offer deadline)
        7. Closing or possession date

        Deposit provided

Buyers will offer a deposit as a promise to the seller that they are financially capable and ready to commit to buying the home.

        Negotiating an offer

Once an offer is received, we'll review it together and decide if we want to accept, counter, or refuse.

        Conditions are met

Unless a purchase agreement is free of any conditions when an offer is accepted, conditions make a sale "conditional." This simply means that the deal cannot be completed until all conditions that are part of the offer have either been fulfilled or waived by their respective expiry dates.

        Final walkthrough

Buyers will typically have an opportunity to do a final walkthrough of the home before the closing date to make sure that it's in the same condition as it was before the offer was made.

        12 Contract to closing

Accepted Is a Milestone. Closed Is the Goal.

Once an offer is accepted, the work shifts from attracting a buyer to protecting the agreement. I manage the moving pieces, anticipate pressure points, and keep you informed.

        What happens next

The contract creates a sequence of deadlines.

Each one can affect your leverage, timeline, or proceeds, so none of them should be treated as "just paperwork."

        The five checkpoints

        1
        Escrow, disclosures & deadlines

Confirm the deposit, required documents, contract dates, and each party's next action.

        2
        Inspections & repair decisions

Review requests, contract rights, cost, risk, and negotiation options before responding.

        3
        Financing & appraisal

Track lender progress and prepare for value concerns without reacting before the facts are clear.

        4
        Title, survey & closing preparation

Coordinate title requirements, payoffs, documents, utilities, possession, and final figures.

        5
        Final walkthrough & closing

Verify the home is ready, address last-minute questions, and carry the transaction through signing.

My role throughout One point of contact. Clear updates. Early problem-solving. Calm guidance when a decision is needed.

You should never have to wonder what is happening, or what comes next.

        13 Seller questions

        What Sellers Ask First

The honest answer: it depends, but it should never be a guess. The right answer should be grounded in your market, your property, your goals, and your contract.

01How long does it generally take to sell a home?

Timing depends on price position, demand, and competition. I will show you the current local pattern, not promise an arbitrary date.

02When is the best time to sell my home?

Seasonality matters, but readiness and your personal timeline matter too. The best launch window is supported by both strategy and preparation.

03Does the assessed value set my price?

No. Tax assessments and market value serve different purposes. Pricing should reflect comparable sales and current competition. Similarly, market value does not equal appraisal value.

04What do I need to disclose to buyers?

Florida sellers generally disclose known facts that materially affect value and are not readily observable. I help organize the process and flag questions for the appropriate legal professional.

05What do I need to do during this whole process?

Prepare the home, complete required documents, and maintain showing readiness. I coordinate the process and explain what is needed, when it is needed, and why it matters.

        What you can expect

Clear recommendations without pressure. Tradeoffs explained before you decide.

Life does not always follow the original timeline.

If your goals, timing, or circumstances change, we revisit the strategy, review your contractual obligations, and make the next decision with clarity.

Still wondering about something? Ask. Good decisions begin with honest questions.

        The Questions Beneath the Questions.

Selling a home is a financial decision, but trust, communication, and confidence shape the experience.

        The standard

Trust isn't built on promises. It's built on consistent experiences.

Clear advice. Responsive communication. Steady advocacy from the first conversation through closing.

Here is what past customers say mattered to them.

        "Agents overpromise and underdeliver."
Danielle is one of the hardest working agents I've had the pleasure of working with. Attentive, responsive, and extremely knowledgeable.
        Google Review, Northeast Florida
"I'll be handed off to a junior agent."
Danielle was a pleasure to work with. She is quick to respond and made the entire process smooth from start to finish.
        me57948, Jacksonville
"How do I know they understand my market?"
It was evident that she knows the local market inside out. Her dedication, professionalism, and local knowledge will be an asset to your transaction.
        Google Review, St. Augustine
"I tried selling before and it didn't work."
Negotiation skills, professionalism, and determination are all extremely valuable assets to look for in an agent, and Danielle has them all! I'm certain she will surpass your expectations.
